During the incubation period, incubatees will enjoy the use of fully serviced, high-tech office space at a reduced rental inclusive of the management fee. The two Small Enterprise Centres are located at InnoCentre in Kowloon Tong and Science Park in Tolo Harbour, Pak Shek Kok, near Tai Po. However, Design-based incubatees they will be accommodated in Kowloon Tong

Rental

In the first full four/six months from the commencement of the incubation period, all incubatees will enjoy a rent-free office base on the guideline of 100 sq.ft. for each full time staff and an additional area of 100 sq.ft. for each company (Up to a maximum of 800 sq.ft.)

The guideline is a rough estimation and the detail terms and condition are subject to HKSTP licence agreement, which is subject to change at the sole discretion of HKSTP from time to time without prior notice.

At the end of the six months and eighteen months for Technology-based and Biotechnology-based incubatees and four months and twelve months for Design-based incubatees from the commencement of the incubation period, their continuing entitlement to reduced rental and the Aid Package are subject to successful achievement of the milestones agreed with HKSTPC. Incubatees who achieve these two milestones will continue to enjoy a reduced rental as below:

The above charges are based on office allocation per the guideline of 100 sf for each full time staff and an additional area of 100 sf for each company (Up to a maximum of 800 sf) For space over 800 sf or any size that exceeds the allocation limit, the charge will be at month 13 rate. All rates are subject to change without prior notice.

Incubatees who do not achieve their milestones will not be entitled to the reduced rental and they must move out of the Small Enterprise Centre.
